Tenant Satisfaction Surveys- How did your landlord do?
The Welsh Government has published its latest Social Landlords: Tenant Satisfaction Survey, looking at what tenants think about their homes and the services provided by housing associations and councils across Wales.
The survey uses 12 standard questions covering areas such as:
-
the quality of tenants’ homes
-
repairs and maintenance
-
neighbourhoods
-
rent and service charges
-
how landlords deal with anti-social behaviour
-
whether tenants feel listened to
-
opportunities to get involved in decision making
-
whether tenants feel they have a say in how services are managed
-
trust in their landlord
-
whether homes feel safe and secure.
The results come from surveys carried out by social landlords. The Welsh Government publishes the information but does not validate the data, so the results should be treated with some caution.
It is also worth remembering that social landlords are not all the same. They manage different numbers and types of homes, in different parts of Wales and with different groups of tenants. This means that comparing results between landlords does not always give the full picture. They also used different ways of collecting this data, therefore it is more of a conversation starter, than fact.
Why is this useful for tenants?
The survey gives us a picture of how tenants are experiencing social housing across Wales. It also highlights some important areas for landlords to think about, particularly whether tenants feel listened to and able to influence decisions.
The same set of questions has been used in previous years, so the results can also be looked at over time.
If you are a social housing tenant, these are useful questions to ask of your own landlord too: Do they listen to tenants? Do tenants have a real say in decisions? And what happens as a result of tenant feedback?
